BUSHFIRE MANAGEMENT OVERLAY (BMO)
Euca Planning assists in processing site assessments and reports and providing a Bushfire Management Statement (BMS) for those looking to develop land or buildings in areas covered by the Bushfire Management Overlay (BMO) and/or classified as a Bushfire Prone Area (BPA).
The BMS is a BMO requirement that needs to be submitted to the council to support your planning application. It is designed to encompass bushfire protection on the onset of the planning process.
You need a BMO report if you are:
Building a single dwelling
Extending an existing dwelling
Building a shed, carport or deck
Planning a multi-dwelling development
Subdividing a BPA
Euca Planning will:
Conduct a detailed assessment of the site, including the surrounding landscape, in compliance with AS3959-2018 (Construction of buildings in bushfire-prone areas) and Clause 44.06 (Bushfire Management Overlay)
Conduct a bushfire hazard landscape assessment, provide analysis of possible bushfire scenarios and recommend appropriate responses and actions in compliance with the relevant planning provisions (if required by the planning zone)
Provide analysis of the development proposal and GIS mapping
Determine the Bushfire Attack Level (BAL) with corresponding report
For complex sites or developments, prepare a Bushfire Development Report that details various development options and how each one meets the BMO’s objectives
Prepare the official BMS for submission to the council as requirement for the planning permit
Act as liaison with authorities like the CFA
